It is not the easiest thing in the world to sell your house. There are a number a factors why your house has maybe sat on the market for months with few viewings and no legitimate offers. Let’s examine why.
The first and most obvious reason why you are unable to sell your house is that it is not priced right. It’s probably time to get together with your Realtor and listen again to their original reasons for pricing your home at a certain level and why you felt it was worth more. Sound familiar? Your Realtor did their homework and compared your house to other similar ones in the area that had sold. You wanted more money than that and now it’s time to reduce your price.
Another possible reason why you can’t sell your house is it needs renovations and/or updating. A fresh coat of paint can do wonders for both the walls and ceilings. A real turn-off is a kid’s room that is covered in stickers (that includes doors) or painted pink and purple. Another easy fix! Since the woman essentially makes the decision to buy a house, make sure the kitchen and bathrooms have their best face on. Put out a few vases with artificial flowers, burn scented candles, and reduce the number of personal pictures around the house. A prospective buyer wants to imagine their possessions in your house, which is hard with 30 of your family pictures on the frig.
A real turn off to buyers is the odor of pets and/or cigarette smoke. And it’s probably a smell that you’re so accustomed to that you rarely notice it anymore. The buyers will! It will taint their entire viewing – that’s if they don’t balk right at the front door and just leave.
A few other deterrents to potential buyers are that your home is in a less than desirable neighborhood, your next door neighbor’s property is unsightly, your yard is messy or unkempt, or barking dogs can be heard continuously.
It’s human nature that most every seller thinks their home is worth a gold mine, yet every property viewed as a buyer is overpriced. The trick is to find the happy median and sell your house.
